We understand that moving can be a stressful time, which is why we've crafted these helpful tips to help streamline the process. Whether you're moving into a Yellow Key property or saying goodbye for now, these simple lists provide a blueprint for a successful move. Move-in Process

We're excited to welcome you to your new home. Please use the process below as a guideline for a seamless introduction to your rental property:

First Month's Rent & Security Deposit

We require your first month's rent and security deposit at the lease signing. These must be paid via certified check or money order. Your security deposit will be held as collateral throughout the duration of your lease.

Move-in Date & Inspection

We will call you to schedule your official walk through and move-in date and time shortly after your lease signing.


All utilities must be placed in your name. To prevent a potential outage, be sure to place accounts under your name as quickly as possible. We recommend calling the utility companies five days before taking occupancy.

Move-out Process

All good things must come to an end. While we're sad to see you go, this move-out process should prove useful as you prepare to leave your Yellow Key Property Management rental.

Notice of Intent to Vacate

If you wish to leave your residence, you'll need to refer to the terms outlined in your lease. Most of our tenants must complete a Notice to Vacate Form. Certain fees may apply if you choose to break your lease early. Please be sure to provide written notification of your intent to vacate the premises a minimum of 30-60 days prior to the end of your lease.

Property Condition

You are responsible for returning your property to us in rent-ready condition. This includes addressing the cleaning, repair, and key return policies as outlined in your lease.

  • Rental Cleaning:

    Your unit must be thoroughly cleaned and sanitized. Please pay special attention to the kitchens and bathrooms, wiping countertops, cabinets, and appliances. You also need to vacuum and shampoo carpeted areas, wash windows, and remove all refuse from the property. Any garbage or furniture left behind may result in an additional removal fee. Check your lease carefully for specific terms and charges associated with the condition of the property upon move-out.

  • Landscaping & Outdoor Areas:

    You must also return your outdoor living space to its original condition. Please ensure you've addressed all landscaping responsibilities, including mowing the lawn, weeding flowerbeds, and replacing old lightbulbs.

  • Repairs:

    Please be sure to address any damage that has occurred during your stay. This includes patching holes left from nails and screws, replacing lightbulbs, and painting, where necessary. If your residence has substantial damage, contact our office for assistance.

Security Deposit

We will return your security deposit to you as quickly as possible. You must leave a forwarding address with our office in order to receive your security deposit in a timely manner.  Please note that any charges remaining on your ledger for fees, unpaid rent, or repair costs will be deducted from the security deposit per the terms of your lease.

Remember, you cannot use your security deposit as your final month's rent. If you fail to pay rent for the last month of your stay you will accrue late fees and your delinquency may be reported to the appropriate credit bureaus. We may also pursue legal action for any remaining balance owed.
